One of the biggest draws for condos and hotels is a fancy rooftop pool. However, it can be a source of leaks and water infiltration into the rest of the structure. Go above and beyond on pool maintenance. Consider inspecting pool liners, drain lines, and pool decks about twice a year. Keep handy all the information and construction documents about the pool. Have a secondary containment in place and a history of maintenance and inspections.
Phenolic Foam Insulation
For older buildings with phenolic foam insulation, watch for moisture or ongoing leaks. Soft areas at the roof level mean water-logged insulation and weakened decking materials. Look for debris, ballast removal and patching, and EPDM roofing membrane shrinkage. All these can create the potential for water infiltration. For worst-case damage, determine the extent of corrosion of the roof decking. Work with a qualified roofing contractor to remove corroded material and replace decking.
A roof that is successful in keeping the water out can still fall victim to water ponds on the surface. Without proper drainage, this ponding can result in structural failure. In some circumstances, your warranty may not cover roof replacement. Maintain proper drainage and check for water accumulation often.
Ballasted roofing systems use rock or pavers to hold the loose-laid membrane in place. It is often cleared from areas to allow for roof repair and maintenance activities. After roof works the ballast is often left displaced exposing an area to aging processes. Check the roof twice a year and after maintenance activities. Make sure that the ballast is well distributed.
